November 28th, 2010

This very reasonably priced yet luxurious townhouse is situated within a gated secure community, just steps to the beach.  Rare in Costa Rica is the option of purchasing single standing family homes within a gated beachfront community. On the Central Pacific Coast, there are only two such communities, Hermosa Palms in Hermosa Beach and La Flor in Jaco.

For those clients seeking more privacy and independence than a condominium or even pet owners  that  still desire the comfort and peace of mind of a gated community, this is your perfect vacation home or retirement property and it’s right on the beach !

The community of La Flor was developed in 2005 and is a tranquil upscale beachside community of just 29 townhomes on the north end of Jaco Beach.  Featuring exquisite & extensive gardens in social areas plus a large swimming pool for both adults and children, a BBQ and rancho sitting area, a Jacuzzi and spacious social terrace right on the beachfront.

This is a great opportunity to own property in Costa Rica at a great price; these homes were originally sold 4 years ago above $350,000, unfurnished.

The owner of this home is motivated to sell and is therefore offering this 3 bed, 2.5 bath homes of approximately 2000 square feet, fully furnished and ready to move in at just $310,000!

The home is designed to provide maximum living space with separate living and dining areas, a large gourmet fully equipped kitchen, laundry room, half bath and patio on the first floor next to the garage. All three bedrooms are upstairs. The Master bedroom has an en suite bathroom with a combination shower/bathtub. The two other bedrooms both have large closets, a large covered balcony and share a bathroom with shower.

The interior is a pleasure to the eye: a combination of Spanish ceramic tiles, granite countertops and wood make this house unique at La Flor.

Also featuring:
High speed Wi-Fi

Cable TV

Split A/C units in each bedroom and two in the downstairs area

Friendly neighbors

24/7 security at both beach and street entrance

Propane Barbeque

Once you’re here, you’re only a 1 minute walk to the Claritas beachfront restaurant and bar, a perfect place to catch a beer and one of the famous Central Pacific sunsets.

The community of La Flor is situated conveniently within walking distance or a three minute drive to the center of Jaco. This beach town is equally popular for tourists and expatriates alike and has drawn attention to the Central Pacific due to its proximity to the airport and capital, San Jose as well as high level of infrastructure and amenities including clinics, banks, pharmacies, restaurants, bars, supermarkets, shopping centers, casinos and much more.

Costa Rica Real Estate beachfronts in high demand

November 18th, 2010

The thought of Costa Rica brings a lot of mental images to mind; it could be its rich in biodiversity rainforests to its striking mountains, Costa Rica is a menagerie of different landscapes and climates. It is also possible to view Costa Rica as one country which has existed without a standing army for over 50 years; a country where its people are not only peace loving but also friendly.

However, one picture which remains firmly fixed in the minds of those who have visited Costa Rica and even those who have not yet visited but who know anything at all about the country is its beaches. Costa Rica has numerous high quality beaches which attract surfers and tourists from all over the world. The country is known to have over 300 astonishingly beautiful beaches because it has both pacific and Caribbean coastlines. From Pavones to Tamarindo, each beach has its own unique attributes and attractions.

Although Costa Rica’s beaches are a tourist magnet and surfers’ haven, it is also a high source of attraction for real estate seekers. Beachfront property anywhere in the world is prime real estate and Costa Rica beachfronts are in high demand. The problem is, most of Costa Rica’s beachfront is either not available for purchase at all or is limited to a leasehold for foreigners.

That is why Jaco beach is such a hot location for real estate investment. Jaco beach is located in the Central Pacific region of Costa Rica and is the closest beach to San Jose. And the good news is beachfront properties on Jaco beach are available for purchase.

If you are looking for a place with a bit of party life, Jaco town is a good location with its bars and active nightlife. However, if you are searching for a quieter, reclusive existence, further away from the town the environment is so serene that a number of resorts are taking advantage of the peace and beauty.

Jaco has become a favorite place for those looking for second homes in Malaysia not least because of its infrastructural standard. Services such as a post office, health center and branches of major banks are available and you can also get access to wonderful restaurants in Jaco. Like most of Costa Rica, the cost of living in Jaco is very affordable.

When buying property in Jaco, you will find an assortment of options. Depending on your preference, you could buy a home, a condo or an undeveloped property and build your home there.

Places to Live in Costa Rica

October 4th, 2010

As a Coldwell Banker realtor, I always strive to find you the best home for your money, whether it is a vacation home, a full time residence, or investment property. Price though, should not always be the deciding factor when choosing where to live in Costa Rica. The climate and infrastructure are important pieces to consider when choosing your new Costa Rican home. There are properties all over Costa Rica in a wide range of price points.

First of all, let’s face it – Costa Rica is hot. We are closer to the equator than the continental US, so of course the summer temperatures are going to be higher. Beach residences will experience the warmest temperatures, but some of the most breath taking views you can imagine. If you chose a home in the valleys, you will experience some of the cooler weather Costa Rica has to offer. Homes higher up on the mountains, away from the beaches are the coolest, but also the most humid. There are a variety of micro-climates in Costa Rica and one of them will suit you if a central American retirement is part of your plan.

When you think about what kind of lifestyle you want to maintain in Costa Rica, you must consider the infrastructure of the locations you are considering. If strolling to a local market daily or every other day is the way you imagine your retirement or vacation life, then choosing a place further from the city might suit you. If however, you prefer the busy bustle of shopping centers and do not prefer navigating winding, narrow roads, then selecting a home closer to the city, or even in the city might be a better choice.

Costa Rican transplants should also consider how close they want to be to the nearest mall or hospital. Cell phone and internet service can play a role in where you might choose to settle down if you want to stay connected to friends, family, or business partners left behind in the United States.

Finally, once you’ve considered these factors – climate and infrastructure – know that we at Vesta Group Jaco will do our best to find a property that also suits your budget.

Medical Care in Costa Rica

September 13th, 2010

Remember, you’re retiring, which means you are generally putting yourself in a higher risk category when it comes to your health.  Sure, you may be healthy today, but what about tomorrow.  Remember, this is retirement, and understanding what can happen to you in the future and where you may be can drastically affect your future.  I’m so much more than a realtor.  You learn in areas like Costa Rica that people depend on you to help them with so many other parts of their move.   It is hard to move to a new country and I try to make it easier.

Medical treatment is of course something that is on everyone’s mind.  If you currently are under medical treatment, whether it means you take a medication for high blood pressure, have diabetes, or maybe even had a heart attack, you may want to stick closer to the San Jose area.  There are both public and private hospitals in San Jose.

The great thing about Costa Rica is that the cost of medical expenses is low, so be sure to take advantage of that.  Insurance is available, but you must be a citizen.  To get insurance, you can either purchase a private plan that covers most or you can be involved with the socialized medicine plan.  Be prepared for long lines if you go with the government options.

You also can get great dental cares in Costa Rica, there are so many dentists and they are extremely affordable.  You can get many procedures done that cost a fraction of what they would in the United States.  Remember, there is no fluoride in the water though, which can cause many problems and deterioration of the teeth.

Honestly, it shouldn’t be an issue to deal with medical care in Costa Rica, there are all kinds of great ways to get treatment.  If you are worried about it in the least, I’ll help put your mind at ease.

Becoming a Permanent Resident in Costa Rica

September 6th, 2010

Once you have lived in Costa Rica for seven year, you can try to become a permanent resident.  This can be very important in getting all of the rights as a Costa Rican citizen.  The process of applying for citizenship is difficult, expensive, and time consuming.  Be ready for a fight once you are legally allowed to apply.

When you have made it through the time requirements, it is time to try and become a legal resident of Costa Rica.  If you have married into a Costa Rican family, you can do this after two years.  If you haven’t you must wait five years if you are from Spain or other Latin American countries.  Otherwise, you are stuck waiting seven years like everyone else.

During the period that you are not a resident, you cannot legally work for a Costa Rican company and they cannot hire you.  You can, however, run your own business, but you may not be on the payroll for any other companies.  This is one of the benefits of being a permanent resident is that you can work again if you want too.

When you are eligible to be a permanent resident, be sure to hire an attorney, the process is cumbersome and time consuming; don’t risk having to go through it again, this is one of those things you need to get right the first time.  When it comes to finding someone to help you, don’t shop for the cheapest option, shop for the best option.

When the time has come, it is important to become a permanent resident of Costa Rica for many reasons.  There is a lot of headache and hard work that goes into becoming one, but it is well worth it.  Be sure to understand the process and hire someone to help you.
